What makes a roofing quote different

Roofing is priced by the square, and the number the client remembers is the total - so the estimate has to show how the total was built: squares plus waste, the per-square rate for the material, the tear-off, and the things that are priced as found, like rotten decking. A roof estimate that hides the decking price is a change-order fight waiting to happen.

  • Squares, pitch, and layers on the job block - the three measurements every price comes from, written where the client can see them.
  • A condition-and-scope section above the line items for tear-off, decking, flashing, and what you found on the walk.

Pricing it

  1. Measure squares, add the waste, and say both on the page. Our roofing pricing guide carries 2026 per-square benchmarks by material and the tear-off and premium ranges.
  2. Price tear-off separately, by layer. A second layer is a second line.
  3. Name the decking price per sheet before you start. It is the most common change order in the trade, and a stated price turns it into a line item instead of an argument.
  4. Take a materials deposit and write the pitch premium on the page where the roof is 8/12 or steeper.

Questions contractors ask

How much waste should I add to the square count?

10 to 15 percent for a simple gable, more for hips, valleys, and dormers. Write the percentage on the terms line so the client sees why 20 measured squares became 23 ordered.

How do I price decking I cannot see yet?

What deposit should I take on a roof?

Enough to cover materials before you order them - commonly 30 to 50 percent. This template puts the deposit on its own terms line so it is agreed at signing.
