Most of the damage a customer notices after the job was there before you started. Clean siding shows the crack the dirt was hiding. Fresh paint makes an old water stain obvious. Put it on record before anyone argues about it.
Photograph the damage that was already there. Get it signed off.
Before you start, walk the property with your phone, photograph every existing crack, stain, and worn surface, and add a note to each one. Your customer reviews the photos and signs off right there on your phone or from a link you send, and you both get the signed walkaround as a PDF.
Pressure washer? The free pressure washing contract template includes a pre-existing conditions clause and a paper walkaround sheet.
How the pre-job walkaround works
Do it on job day, before the first hose, drop cloth, or ladder comes off the truck.
Open a sent, signed, or won job and go to its Records tab. The Pre-Job Walkaround lives there, next to the job's photos and signed documents.
A checklist for your trade guides the before photos. Add a note to every photo, like "Cracked vinyl panel left of the back door". Up to 30 before photos per walkaround.
Hand them your phone, or send it by text, email, or a copied link. When they sign, you both get the signed walkaround as a PDF with a signature certificate.
A job site photo app with nothing to install
The camera opens right in your phone's browser. There is no app to download, no second login, and no camera roll to sort through later - every photo lands on the job it belongs to. Most photo documentation apps are one more place to look. This one lives inside the job you already quoted.
The checklist for your trade - pressure washing, painting, roofing, cleaning, or general - walks you around the property so you do not skip the one spot that turns into the argument. For a pressure washer that is siding, windows and screens, paint and trim, concrete and pavers, the deck and fence, the roof, plants, outdoor fixtures, whatever is parked in the work area, and the hose bib. Anything not on the list gets its own photo too.
No signal in the backyard? Keep shooting. Photos taken with no signal wait on your phone and upload when you are back online.
Customer sign-off on your phone or theirs
Skip the paper customer sign-off form. Tap Review with customer and pick how: Hand my phone lets the homeowner flip through the photos, type their name, and sign off right there in the driveway. Not home? Send it by text, email, or a copied link and they sign off from wherever they are.
Your customer can add a note to any photo, or tap "I don't agree with these photos" and tell you why. You get an email right away, so the "that crack was not there" conversation happens before you start - not after you have been paid.
When they sign, both of you get the signed walkaround as a PDF with a signature certificate.
Photo documentation that holds up to a second look
Every photo carries the time your phone says it was taken, the time it reached FastEstimateMaker, and a fingerprint of the file. When your phone shares its location, the signed walkaround also shows how far from the service address each photo was taken. If a photo is uploaded more than a day after it was taken, the record says so.
A signed walkaround is locked. Nothing on it changes after your customer signs. Coming back for a second visit or a new phase? Start another walkaround on the same job, and both stay with it.
After photos and every signed document, in one job
When the job is done, add after photos - up to 30 per walkaround. They file onto the signed walkaround, so the before and after sit side by side. Your customer does not sign these. They show in the customer's customer portal, where History lists each signed walkaround with its date, photo count, and signed PDF, and on the signed walkaround page.
Everything that protects the job sits in its Records tab: the job's photos (upload more any time), the walkaround, and the signed documents - the signed estimate page and PDF, the PDF of each signed change order, and the evidence package. The signed walkaround lives in the same job as the estimate, the invoice, and the portal, so when a customer calls about a crack, you are not digging through a separate photo app to find it.
Built for the trades that get blamed
Each checklist names the spots that start arguments in that trade.
Cracked or loose siding, oxidized paint, etched glass, torn screens, and oil or rust stains that may not come out. Pressure washing software
Cracks and water stains, peeling or chalking paint, rotted trim, failing caulk, and the floors and furniture before anything moves.
Ceiling stains inside, dented gutters, the driveway where the dumpster sits, and the beds, siding, and windows below the roof line.
Scratched floors, stained carpet, chipped counters, wobbly furniture, and anything already broken before you start.
What a walkaround is, and what it is not
A walkaround is documentation: an organized, time-stamped record of what the property looked like before you started, signed off by your customer. It is not a damage waiver form, not legal advice, and not insurance. Your customer signs off on the condition of their property, not away their rights. Keep your general liability coverage, and talk to a lawyer when a dispute needs one.
It works best next to a written agreement. The free pressure washing contract template has a pre-existing conditions clause that points to the walkaround, and FastEstimateMaker can attach your own contract to the estimate so the customer signs both on their phone.
